Why Santa Ana Attics Destroy Roofs From the Inside

Box Vents — Fine in Quantity, Usually Installed in Too Few
These are the square low-profile vents cut into the roof field near the peak. Most Santa Ana tract homes built between the 1960s and 1980s came with two or three of them, which met the code minimum of the day and is well short of what the same house needs now. Box vents are not a bad product — they simply have to be present in adequate numbers to add up to the required vent area. Gable Vents — Better Than Nothing, Worth Upgrading

A powered attic fan moves a lot of air on paper. In practice, if intake is inadequate, a power vent will pull conditioned air out of your living space through ceiling gaps and recessed lights instead of pulling outside air through the soffits — so your AC works harder and your bill goes up. They also have a motor, which means they eventually stop working, usually without anyone noticing. We install them when a specific attic geometry genuinely calls for one, and we fix the intake first either way.
How Much Ventilation Do You Actually Need?
California residential code works from a ratio, not a vent count. With a balanced system — at least 40 percent of the vent area low at the eaves and the rest high near the ridge — you need one square foot of net free vent area for every 300 square feet of attic floor. Without that balance, the requirement doubles to one in 150.
The phrase that matters there is net free area. A vent is not credited for the size of the hole it covers — it is credited for the actual open area left after the louvers, insect screen and baffle inside it. A vent with a 100 square inch footprint may only deliver 50 square inches of net free area. Manufacturers publish this figure for every product, and it is the number the calculation has to use. Doubling the vent count while ignoring net free area is how a roof ends up looking well-vented and performing badly.
A worked example: a 1,600 square foot single storey home in the 92704 area needs about 5.3 square feet of net free area under the one-in-300 rule — roughly 768 square inches. Split that properly and you are looking at a continuous ridge vent along the main peak plus clear, baffled soffit intake down both eaves. Should I have both a ridge vent and gable vents?
Generally no. Standard practice is to block the gable vents when converting to a ridge and soffit system.
